Paying Your Rent
Paying rent couldn't be easier at 4one4 Real Estate, we have various ways of payment. They are as follows: Westpac Deposit Books, Internet Banking, Centrelink direct transfer or you can set up a direct debit from your account into our Trust account.
Unless other arrangements are made, your rental is paid fortnightly in advance.
Rental Bond
The rental bond (4 times the weekly rent) is paid at the commencement of any tenancy and is lodged in our Rental Trust Account. A Final Bond Inspection will be conducted at the end of any tenancy to ensure that property condition is acceptable and a bond refund will then be organised by way of cheque. Two detailed condition reports (as per the Residential Tenancy Act) will also be given to you at the start of the tenancy for you to carefully check, amend if necessary, sign both copies and return one to our office. This will ensure that you are protected against any false claim by the landlord.
Utilities
Please be advised that the connection of telephone and electricity is the responsibility of the incoming tenant. The following numbers are to assist you

Repairs
Please use the Repair request Form (provided at the start of tenancy) or use the Online Form to notify us of any maintenance/repairs that may be needed. Only emergency repairs will be accepted by telephone to your property manager. It is important that you highlight the best access method with any request so that the repair can be carried out quickly for you.

Vacating a premises
The Residential Tenancy agreement can be terminated in the following ways:
- Once the fixed term agreement has expired Fourteen (14) days written notice must be given to your property manager prior to vacating.
- If you need to leave the premises prior to the end of your fixed term agreement, please contact your property manager to arrange details. Essentially rent is due up until a new tenancy is put in place together with any associated lease costs (advertising , letting fees , etc )
Your property manager will also be able to assist you with recommended cleaners and carpet cleaners should you require this after moving.
